Downtown Fargo : "The Northern Front"



Grrrrrrrrr. Swingers Baby!

I got to thinking. Yes the Main Avenue Bridge is an important entrance of the downtown area to promote, however I don't think we can forget about, what I'll term "The Northern Front". This is the area as your driving right into downtown on University from the Campus. It's pretty bland. Just a bakery, a dairy queen, and other items. The other thing I thought was that it has always been an odd place to put a k-12 school. I really have no idea what that school is doing there kitty-corner to the Dairy Queen. Perhaps it would be better somewhere else.

Anyways, I'm predicting NDSU will grow by leaps and bounds. That includes the size of the campus in terms of expanding South. I'm specifically referring to the run down section of town directly south of NDSU (including that Ghetto Sunmart!!!). I think in 50 years, the campus will purchase all of that land and homes and just simply redevelop it into a much livelier area. I’m not going to expanded too much on it until tomorrow. But the point is, the campus and students will move closer to downtown.

So, in that corridor between downtown and the possible new campus boundaries, why doesn’t it get developed into a small Dinkytown like at UofM. Also there should be clubs and sports bars and other entertainment for those who are of age. I’m just tossing these ideas out there, and I’ll elaborate on them some more then.

I just don't see NDSU growing south. I think, rather, they will continue to encroach on the ag plots until a new set of plots is setup outside of Fargo. Plant sciences will be very, very unhappy about this since those plots have 100 years of data collected, but I think they will be pressured into giving in. BTW, isn't the new College of Business building going to be built just West of the Wellness Center?

On a tangent; I'd like to see all RR traffic routed around fargo to the N or S. Think of the amount of land just around the 12th Ave viaduct. Pipedream I know, but...

Thanks for the reply Hammersmith. I can definitely see where you would be coming from. However, I know that expansion further west of the campus is EXTREMELY limited, due to the fact that there is the Hector main airport runway approach area there. That's the reason why the Tech Park can't go further west than the current Alien Technology building and the Incubator going up. The new College of Business building will be at the same distance west as those two, but I'm positive nothing further west will be built. So the only other places for the University to go are East and South. South would probably be the most logical since that section of town contains way too many houses that are dilapitated and broken down, yet rented out year after year to students who can pack 6-12 people in a house for $1,200-$1,500/month and
enjoy the convience of being that close to the campus.

I too would like to see ALL railroad traffic routed to those northern lines so it frees up some intersections downtown. I'd also like to see my downtown freeway idea incorported somehow.

I think the Forum had something similar to this...

They mentioned that NDSU was buying the old (whatever) Building (across from Taco Bell, Downtown) and that they were remodeling it.

It seems to go along with their plan, although I don't think NDSU is going to inevitably buyout everything along University south of the campus. I do think they are developing the idea of a Downtown Campus though, as it seems pretty obvious that real estate is cheap enough, and they are going to provide tons of business and bodies to the downtown area.

I just wish they would buy the old Union Transfer building on NP, as I saw it was for sale at a whopping $600,000 for 25,000 sq ft or so. That would be an excellent place to extend their campus, as there is housing nearby as well as a great traffic flow (and a Mcdonald's, Taco Bell, and a bar for those stressed out students).

I hate seeing that building lying dormant when it could be used for something really awesome.
